Full Management

- Collection of rent & providing monthly statements
- Credit control services chasing tenants for unpaid rent from the day it is due
- Regular property inspections throughout the year with written report
- Dealing with maintenance throughout the tenancy using our bespoke CM property management system
- Organising contractors to carry out maintenance works including payment to contractors on prior approval of the works by landlord
- Transfer of utility suppliers
- Discuss renewal / termination before the end of the tenancy
- Key Holding services
- Complete end of tenancy arrangements and deposit returns

Additional Start of Tenancy Fees

Utility Transfer £30.00 per tenancy
Key Holding Service £24.00 per annum, per property.
Caretaking Service £60.00 per week plus any contractor costs (if necessary.)

During Tenancy Fees

Additional property visits £60.00 (If more than 3 inspections are required or if a Let Only landlord wishes us to carry out an inspection on their behalf.)
Rent Reviews £150.00 per tenancy (to include serving a section 13 notice) – Only applicable for Let Only landlords as this service is included within our management fee.
Right to Rent follow up (for Let Only Landlords) £24.00
Renewal Fees £150.00
Complex maintenance/project maintenance management which exceeds routine maintenance will therefore incur an additional cost dependant on the project

End of Tenancy Fees

Tenancy Dispute Fee £120.00 per hour, per tenancy.
Serving a Section 8 Notice £120.00
Serving a Section 21 Notice £120.00
Court Attendance Fee £120.00 per hour plus disbursements

Financial Charges

Interest on unpaid commission – 3% above Bank of England base rate from due date until paid.
Submission of Non-Resident Landlord receipts to HMRC - £100.00per landlord, per quarter. To remit & balance financial return top HMRC on both a quarterly and annual basis.
Additional HMRC Reporting Fee £60.00 per request
Fees for providing an annual income & expenditure report schedule £50 per landlord, per property.

Other Fees and Charges

Landlord Withdrawal Fees (before move-in) £200.00 plus any expenses incurred per tenancy (ie referencing, inventory etc.)
Vacant Property Management £60.00 per visit.
Management Take-Over Fees £200.00 per tenancy as initial set up cost plus 12% (inclusive of VAT) of the monthly rent thereafter.
Deposit Transfer Fee £102.00 per tenancy.
